Common questions

As a rule of thumb you need 2.2m from the top of the ceiling joist to the underside of the ridge. If you are below that, a mansard or roof-raise can still work — we'll tell you at the feasibility visit.

Rear dormers usually fall under Permitted Development. Mansards, hip-to-gables and any conversion in a conservation area need full planning. We tell you which applies before you commit.

A standard rear dormer runs eight to twelve weeks on site. Mansards and complex schemes are twelve to sixteen.

Yes. Scaffolding goes up outside, the steels go in through the roof, and the new staircase comes in toward the end. There's about a week when the upstairs landing is disrupted while the stair goes in — we flag that early.
