Most single-storey rear extensions fall under Permitted Development, but conservation areas, listed buildings and larger schemes need full planning. We tell you which applies at the first site visit and — if you don't have drawings yet — introduce you to architects we've worked with.
A standard single-storey rear runs twelve to sixteen weeks once foundations start. Wrap-arounds and double-storey extensions take sixteen to twenty-four. You get a written schedule before you sign anything.
As a guide, £2,500–£3,500 per m² of new floor area for a high-quality single-storey rear, inclusive of structure, glazing and a standard fit-out. Premium finishes and complex sites push the upper end. We give you a fixed price after the first site visit.
Yes — most clients do. We seal the works off from the rest of the house and agree noisy-works windows up front. There's usually a week or two during the structural tie-in where the kitchen is unusable, and we flag that early so you can plan around it.
Staged against progress — typically deposit, foundations complete, weatherproof, first fix, completion. You're never paying for work that hasn't happened yet.
