Will you take on the design risk?

Yes. Once the design is frozen at Stage 3 and our price is committed, design risk transfers to us. Client changes after freeze are priced inside 48 hours.

Do you have an in-house architect?

No — we work with a small panel of architects we've delivered with before. You can use yours or pick from the panel. Either way they sit under our contract during the build.

What's the typical scheme value for design and build?

£500k to £8m. Below that, traditional contract is usually a better fit. Above that, get in touch — we have delivery partners we work with on larger schemes.
